HEAD OF REAL ESTATE

Asif Moghal

LLB and LPC, Cardiff University

I studied both my undergraduate law degree and the Legal Practice Course at Cardiff University, qualifying as a solicitor in August 2006. From the outset of my career, I have focused on real estate and commercial property, building up over two decades of experience in the field. My background combines rigorous academic training with practical insight into how property transactions and commercial deals work in the real world.

About

My work spans the full spectrum of commercial property matters. I regularly advise on the sale and purchase of freehold and leasehold premises, lease arrangements for both landlords and tenants, development schemes, and complex re-finance transactions.

I have particular expertise in supporting corporate and M&A deals where property forms a key part of the transaction, often working closely with corporate colleagues to ensure smooth integration and completion. Pension property transactions, especially those involving SIPPs and SSASs, are another specialist area where I offer in-depth advice.

My client base is varied and includes start-ups, SMEs, developers, investors, and healthcare sector operators such as dentists, doctors and pharmacists. Whatever the context, I aim to deliver clear, commercially aware legal advice that helps clients meet their strategic objectives.

Professional Experience

I have been in legal practice since 2004, having started as a trainee before qualifying in 2006. Just after qualification, I stepped into a head of department role, which became a defining moment in my career. I could have sunk or swum, and I’m proud to say that I swam – becoming a partner just a few years later.

Since then, I have held senior positions in both regional and international firms. I was Head of Property at Jeary & Lewis from 2006 to 2014, then moved to Rubin Lewis O’Brien as a Commercial Property Solicitor. In 2015, I joined CMS Cameron McKenna as a Real Estate Associate, before taking on the role of Head of Commercial Property at Hek Jones in 2017. I joined Rubric in 2023, where I now lead the Real Estate team.

My interest in property law stems from a young age. My father owned and managed commercial properties, which gave me early exposure to the sector and sparked a long-standing interest in how commercial assets are developed, used and structured.

Career Highlights

Over the years, I’ve advised on a wide range of complex and high-value transactions. Some of the standout matters I’ve worked on include supporting the property elements of corporate acquisitions involving four care homes in West Wales and eight veterinary practices in the South East. I’ve acted for a landlord in connection with the lease of a major UK and international clothing retailer’s head office and advised on the redevelopment, letting and refinancing of a large mixed-use retail estate.

I’ve also been involved in a project to establish a new REIT, advising on the property aspects of the structure and transfer. I acted for a client in refinancing a country estate involving multiple lenders and the appointment of receivers, and supported a wind farm operator in acquiring sites across the UK.

My work was featured in Lawyer Monthly for my role in securing a lease on a well-known pub in Cardiff. I have also contributed articles for my current and previous firms, and delivered a seminar on pension property work. I was invited by MBL Seminars to present webinars in this area as well.

Personal

Outside of work, I enjoy spending time with my children, watching sport – particularly cricket, football and rugby – and keeping up with current affairs. I also speak Urdu and Punjabi, which reflects my family heritage and the journey my father took when he arrived in the UK from Pakistan in the 1960s.

Clients often describe me as accessible, well-organised and pragmatic. I aim to understand each client’s business model so that my legal advice genuinely supports their goals. I take a collaborative approach, working closely with other professional advisers and making the process transparent and manageable wherever possible.

What I enjoy most about my work is helping clients to achieve their objectives and finding practical solutions that really work for them. No two transactions are the same, and I appreciate the variety and challenge that each new project brings.
